Free Electrical Repairs

We believe in providing value for money, and helping rental providers meet this Electrical Safety obligations, as such we undertake the following repairs onsite at the time of Safety Check if one of more of these componets present a safety concern:

  • Single or double horizontal standard power outlet*
  • Single or double vertical standard light switch*
  • Single pole residual current devices**
  • Standard light fitting batten holder*
  • Install anti-tilt chain on electric cookers
  • Other minor miscellaneous electrical repairs
*We will replace up to two (2) per property at the time of safety check, all additional repairs may be quoted to replace

    Consumer Affairs Victoria have mandated Electrical Safety Check’s every 2 years for rental properties in Victoria.

    Inspection and testing of the electrical installation to verify it’s safety for continued use.

    In accordance with Residential Tenancies Regulations 2021 and Section 3 & 4 of the AS/NZS 3019 “Electrical installations-Periodic verifications” standards. 

      ELECTRICAL SAFETY CHECK LEGISLATION

       

      See below exert from “Residential Tenancies Regulations 2021 – S.R. No. 3/2021” regarding electrical safety checks and electrical safety requirements in a rental property: 

      Electrical Safety Checks:
      “electrical safety check 
      means— 
          a check of all electrical installations, fixtures and fittings carried out in accordance with section 4 of AS/NZS 3019 “Electrical installations—Periodic verification”, as published or amended from time to time”

      Electrical Safety Devices:

      “On and from 29 March 2023, in relation to electrical safety, all power outlets and lighting circuits in the rented premises are to be connected to—

          (a) a switchboard-type Circuit Breaker that complies with AS/NZS 3000, “Electrical Installations”, as published from time to time; and

          (b) a switchboard-type Residual Current Device that complies with—

                (i) AS/NZS 3190, “Approval and test specification—Residual current devices (current operated earth-leakage devices)”, as published from time to time; or

                (ii) AS/NZS 61008.1, “Residual current operated circuit-breakers without integral overcurrent protection for household and similar uses (RCBOs): Part 1: General rules”, as published from time to time; or

                (iii) AS/NZS 61009.1, “Residual current operated circuit-breakers with integral overcurrent protection for household and similar uses (RCCBs) Part 1: General rules”, as published from time to time.”

    An Electrical Safety Check is a legally mandated inspection of the electrical installation within a rental property, as outlined in accordance with the Residential Tenancies Regulations 2021 by Consumer Affairs Victoria.

    Rental providers (owners) are obligated to engage Victorian registered A Grade Electricians to conduct an Electrical Safety Check, the property inspection must be performed by qualified electricians in compliance with Energy Safe Victoria regulations and Consumer Affairs Victoria.

    Consumer Affairs Victoria requires qualified electricians to perform electrical safety checks every 2 years, as outlined in the Residential Tenancies Regulations 2021. Failure to do so may result in penalities outlined in the Residential Tenancies Act. 

    Encompasses visual inspection and basic testing of the electrical installation within the rental property in accordance with Section 4 of AS/NZS 3019 “Electrical installations—Periodic verification”. 

    This includes, but is not limited to, inspection of the main cabling, switchboard, earthing system, residual current devices (safety switches), power outlets, light fixtures/switches, and fixed electrical appliances.

    Deficiencies in the earthing system, which lead to power outlets, fixed appliances, and relevant light fixtures being ungrounded, elevate the potential for severe electric shock and the risk of electrical fires.

    In situations where Residual Current Devices (RCDs), also known as safety switches, are absent from power and lighting circuits, the consequences of electric shock and electrical fires can be more severe.

    Insufficient fire protection in switchboards can result in the spread of fires from the switchboard to other parts of the property or installation, posing substantial risks.

    The duration of an Electrical Safety Check may vary based on the complexity of the electrical installation, usually spanning 1-2 hours for on-site completion. 

    Furthermore, additional time is allocated for internal review by our technical support team to ensure the accuracy and quality of each report.

    Electrical safety checks cost $285 including GST every 2 years

    The outcome of the safety check is contingent upon the property assessment. Identified issues may or may not necessitate attention, either due to safety concerns, compliance with the Residential Tenancies Regulations 2021, or to facilitate comprehensive testing of the installation. 

    Our detailed safety check reports categorize repair recommendations into three distinct groups for clear identification of their urgency and necessity: Safety Repairs, RTR 2021 & Testing Repairs, or Recommendations.

    Electrical Safety Check is exclusively within the purview of qualified and registered electricians, a stipulation dictated by the Residential Tenancies Regulations 2021. 

    This directive is further reinforced and regulated by Energy Safety Victoria, the Victorian electrical regulator.
